A planning application is the formal process of seeking permission from your local authority to carry out proposed building works or changes to your property. It applies to many types of domestic projects, such as extensions, loft conversions, outbuildings, or significant alterations.
What does it include?
- A location plan to show where your property sits in relation to its surroundings
- A set of drawings showing the existing and proposed design (plans, elevations, site layout) to submit to the Local Authority.
- Any additional reports needed (e.g., heritage statements, flood risk assessments, etc., depending on your site). These reports will come from other consultants, however we can help recommend and collate relevant information.
- We can also submit planning applications and liaise with the Local Authority on your behalf.
Why is it important?
Submitting a planning application ensures:
- Your proposed works are legally approved before construction begins
- Your project complies with local planning policies and guidelines
- Any concerns from neighbours or other stakeholders can be addressed early
Once submitted, the local council typically takes 8 weeks to make a decision for household applications. During this time, they may consult neighbours and other relevant bodies.
